Within one day of going on the market we had two cash offers that were $40K over list price. As a former Florida Real Estate agent selling my only investment property I spent a few years searching and meeting with local agents to find one I felt most comfortable listing my 32 years of work with.
I really learned many agents do nothing but list your property off the ost market and do not take into account your needs and all the things you have contributed to your business/property over the decades, not so they see the potential in this ever changing market. My wife and I were looking to move into a better neighborhood.
Josh was with us every step of the way - from the sale of our first home, to the purchase of our second. When we had a question, his response time was quick. He pointed out what we could do to the property we were selling to get maximum return. He kept us motivated and provided a reliable and trustworthy service. I interviewed 3 other realtors, and Josh provided an estimated selling price well above the others. Knowing the timeing was right for a sale, Josh worked quick, setting up a photographer and organizing an open house. He did an excellent job marketing the event with signs down the street and flags on the property. We had upwards 2 dozen couples/families attend the open house. The next day, we had 7 offers (a few above asking!). We had a few more scheduled appointments to check out the house, and then a bidding war ensued! We settled on about 15k above asking (almost 40k more than what we thought we would get before starting this venture). With the house sold, Josh helped us embark on a journey to find a new home.
